Homeowners can apply online at propertytaxreliefapp.nj.gov, or by mailing one Form PAS-1 that covers all three programs. The filing deadline for the current benefit year is November 2, 2026.
  • ANCHOR – property tax relief for eligible homeowners and renters, regardless of age.
  • Senior Freeze (Property Tax Reimbursement) – for eligible senior and disabled homeowners who meet income limits.
  • Stay NJ – a property tax credit for qualifying homeowners age 65 and older. Under the FY2027 NJ Appropriations Act (signed June 30, 2026), Stay NJ carries a $200,000 household income cap, with maximum benefits of $6,500, $5,000, or $4,000 depending on income, paid in two installments during the second half of 2026.
