NJ ANCHOR Property Tax Relief 2026: Deadline, Eligibility & How Much You Get

If you own or rent in New Jersey, you may qualify for NJ ANCHOR property tax relief — and the deadline for the 2025 benefit year is November 2, 2026.

Here’s the quick version before we get into the details:

  • Homeowners can receive up to $1,500
  • Renters can receive $450
  • Renters age 65+ can receive $700
  • The benefit is based on your 2025 income and where you lived on October 1, 2025
  • Some people will be filed automatically, while others need to apply themselves

How Much Is the 2025 ANCHOR Benefit?

To qualify as a homeowner, the property generally must have been your principal residence on October 1, 2025.

Renters

Yes — renters really do qualify for ANCHOR. You do not have to own a home to receive the benefit.

Do You Need to Apply?

This is probably the most confusing part, so here’s the easiest way to look at it.

You may already be set

New Jersey is automatically filing for many eligible residents using information from their prior ANCHOR application.

If you received an ANCHOR Benefit Confirmation Letter in August, check the information on it. If everything is correct, you may not need to do anything.

Most eligible renters of all ages can be automatically filed this way, along with many homeowners under 65 who are not receiving Social Security or Railroad Retirement disability benefits.

You need to file yourself if:

  • You did not receive a confirmation letter
  • You have never applied for ANCHOR before
  • You need to correct information the state has on file
  • You are a homeowner age 65+ or a homeowner receiving qualifying Social Security or Railroad Retirement disability benefits

If you need to file on your own and you’re 65+ or receive Social Security/Railroad Retirement disability benefits, use Form PAS-1 rather than Form ANC-1.

The filing deadline is November 2, 2026.

Do All Renters Qualify?

Not automatically.

For the 2025 benefit, you generally must have rented your main New Jersey residence on October 1, 2025, and your 2025 New Jersey gross income cannot exceed $150,000.

A few situations people often wonder about:

  • Renters living in properties with a municipal PILOT agreement can qualify
  • Mobile-home owners living in a mobile-home park are treated as renters for ANCHOR
  • On-campus college housing and housing that is fully exempt from local property taxes generally do not qualify

If you aren’t sure whether your rental is subject to local property taxes, the property manager or municipal tax assessor can help confirm it.

A Couple of Dates to Know

September 15, 2026: Automatic filings begin, and payments start going out on a rolling basis.

If you received a confirmation letter but need to change your banking information or request a paper check, make that change by September 15.

November 2, 2026: Final deadline to file for the 2025 ANCHOR benefit.

Most payments are issued within about 90 days of filing.

Is ANCHOR Taxable?

New Jersey does not tax your ANCHOR payment on your state income-tax return.

Federal treatment can depend on your tax situation, particularly if you itemize deductions, so check with your tax preparer if you’re unsure how your payment affects your federal return.

What If I Moved?

ANCHOR eligibility is based on where you lived on October 1, 2025.

So even if you have moved since then, that October 1 residence is the property or rental you use when determining your 2025 ANCHOR eligibility.

One More Thing for South Jersey Renters Thinking About Buying

If you currently rent, ANCHOR is another piece of the overall housing-cost picture worth knowing about.

An eligible renter may receive $450 — or $700 if age 65+ — while an eligible homeowner earning $150,000 or less may receive up to $1,500.

That doesn’t determine whether buying makes financial sense, of course, but it is one of the many New Jersey-specific costs and benefits worth including when you compare renting with homeownership.
